Resident Property Rules & Guidelines

Purpose and Scope

These rules support a safe, respectful, clean, and well-managed residential community. They apply to residents, occupants, household members, and guests while on the property. Residents are responsible for communicating applicable rules to their guests.

Management Communication

Keep current contact information on file and monitor official notices. Submit property-related requests through designated management channels. University residents should follow university escalation procedures when applicable.

Emergencies and Safety

Call 911 for fire, suspected gas odor, medical emergency, crime in progress, or an immediate threat. Do not rely on an online form for emergencies. Notify management after emergency services when safe. Residents may lawfully contact agencies without interference or retaliation.

Maintenance and Unit Access

Submit routine requests with the unit, location, description, photos when helpful, access concerns, and permission to enter. Promptly report active leaks, loss of essential services, electrical hazards, broken exterior locks, and urgent conditions. No unauthorized structural, electrical, plumbing, lock, fixture, or appliance alterations. Management may enter for property purposes in accordance with the controlling agreement and law.

Community Conduct and Quiet Hours

Avoid disturbances, threats, damage, blocked access, or interference. Quiet hours are 10:00 PM–8:30 AM daily; reasonable noise is expected at all times. Harassment, threats, violence, unlawful weapons, tampering, and unlawful activity are prohibited. Keep exits and common areas unobstructed.

Guests and Building Access

Residents are responsible for guests. Do not admit unknown or unauthorized persons. No more than two guests per resident at one time unless written approval or the controlling agreement provides otherwise. Never prop secured doors or share keys, cards, fobs, codes, or credentials. Report lost or stolen access devices immediately.

Smoke-Free and Fire Safety

No smoking or vaping in units, indoor common areas, or other restricted areas. Never disable or tamper with alarms, sprinklers, carbon-monoxide alarms, door closers, extinguishers, pull stations, or other life-safety equipment. Follow evacuation instructions and keep fire doors and exits clear.

Cleanliness, Waste, and Property Care

Maintain the unit in a reasonably clean and sanitary condition, use designated waste areas, and promptly report pests, water intrusion, mold-like growth, or damage. Do not leave trash, furniture, deliveries, or other items in corridors, stairs, utility areas, or common spaces.

Packages and Deliveries

Use the correct name, unit, and delivery instructions. Package services are subject to building procedures and available space and are not guaranteed. Pick up deliveries promptly and report missing, damaged, or misdelivered packages to management and the carrier.

Parking and Vehicles

Parking is available only when separately authorized or designated. Register required vehicle information and follow garage, loading, visitor, towing, and access rules. Do not block fire lanes, accessibility spaces, reserved spaces, or loading areas.

Pets, Assistance Animals, and Accommodations

Pets are permitted only as provided by the controlling agreement and property rules. Supervise animals, prevent disturbance or damage, and clean up waste. Service animals, assistance animals, disability requests, and accommodations are handled in accordance with law and applicable procedures.

Keys, Locks, and Security

Safeguard all access devices and promptly report loss, theft, malfunction, or unauthorized access. Do not change or bypass locks or security equipment without authorization. Security systems do not guarantee that crime or emergencies will not occur; take ordinary precautions.

Reporting Concerns

Residents may report maintenance, noise, safety, package, policy, discrimination, accessibility, or other concerns. Include the date, time, location, description, and supporting information. Knowingly false reports are prohibited; a good-faith report is not improper merely because it cannot be substantiated.

Compliance and Enforcement

Management may document violations and take corrective action consistent with the controlling agreement and law. Nothing authorizes self-help eviction, unlawful removal of property, waiver of rights, retaliation, discrimination, or unauthorized penalties. University-affiliated residents may be referred to the university when authorized and appropriate.

Changes and Severability

Management may issue reasonable written updates consistent with the controlling agreement and law. If one provision is invalid, the remaining provisions continue. No oral statement changes these rules.
